Rental Qualifications

Thank you for your interest in an Everest Realty property. Below, you will find the instructions and criteria required for applying for a property managed by Everest Realty. It is important that you read the following information below prior to filling out the application to understand what is required for renting the property.   • It is a requirement that each applicant fills out a separate application and is 18 years of age or older.
  • Giving false information is automatic grounds for denial.
  • It is required that the entire application is completed. Failure to supply information can mean denial of the application.
  • Everest Realty accepts only signed applications.
  • If a cosigner is required, the person applying as a cosigner must complete a separate application. It is not company policy to accept a cosigner unless there are extraordinary circumstances and Everest Realty obtains approval from the owner.
  • When filling out an application, applicants must furnish verifiable photo identification such as driver's license, military ID, state ID, or passport. Identification from merchant stores is not acceptable.
  • Everest Realty supports Fair Housing Laws and is an Equal Opportunity Employer.
  • A non-refundable $85.00 application fee must accompany this application via credit card before submitting.
  • An application fee is required to process the applications, with no exceptions. It is used to cover the costs' incurred while processing the application
  • Everest Realty reviews income, credit, rental, or homeownership to qualify applicants.
  • Applicants must list all intended residents in the application.
  • Everest Realty requires a listing of all animals of any size, kind, or type. If you have an animal, contact Everest Realty to find out if pets are allowed on the property. Please ensure you provide a picture when you upload documents of your pet.
  • If the owner allows pets on the property, there is an additional pet deposit of a minimum of $500.00, in addition, you will need to pay a $300.00 non-refundable pet fee per pet
  • Everest Realty generally processes applications in 1-2 business days, but applications can take longer if more information is required from the applicant or there is difficulty obtaining a reference for the applicant.
  • Water-filled furniture is NOT allowed to be in the home.
  • Application is good for up to 14 days
  • Move-In's must be within 30 days, unless written consent from manager.
  • Our security deposit dollar amount is based off of credit, where the advertised amount is for well qualified renters. Based on the credit report pulled, the underwriter may require an elevated deposit in order to approve of the application.

If Everest Realty approves the applicant:

  • If approved, to hold the property and refuse other applicants, Everest Realty requires full payment in the asking price of a Security Deposit for that particular home (Other additional move-in costs may be applicable). A Lease Contract MUST be signed at the time as well. In the event that tenant(s) chose(s) not to take possession of the property after it has been reserved; the security deposit is NON-REFUNDABLE. This security deposit must be in the form of a cashier's check, or money order. Personal checks are not accepted for the security deposit. There are NO property holds scheduled longer than the initial date agreed upon.
  • Everest Realty approves the applicant and the applicant defaults on the requirements of renting a property; Everest Realty reserves the right to deny this application.
  • You would need to pay a $150.00 Lease Preparation Fee in addition to the first month's rent at signing.
  • You would need to pay a Lease Administration Fee of $350.00
  • If you have Pets you would need to pay a $300.00 Pet Fee per pet in addition to a refundable pet deposit at signing.
  • Move-in costs must be paid in full.

If Everest Realty denies the applicant:

  • Everest Realty will notify applicants of denial as soon as practical.

Income Requirements:

  • Everest Realty must be able to verify all income sources and reserves the right to disqualify applicants for failure to prove income, supply adequate documentation, or prove the ability to support rental payments.
  • Examples of income are employee records, income tax records, social security documentation, monthly stipends, trust funds, and other sources that will reflect the ability to make monthly rental payments.
  • Applicants must have a combined income of at least three times the monthly rent.
  • Self-employed applicants are required to produce, upon request, two years of tax returns or 1099's. Non-employed individuals must provide proof of income.

Credit Reporting:

  • Everest Realty obtains a credit report for all applicants and does not accept copies of credit reports from any applicant, with no exceptions.
  • Everest Realty accepts discharged bankruptcies, if the prospective tenant has re--established good credit.
  • Negative credit reports can be grounds for denial of an application.

Background Investigation Requirements:

  • Criminal records must contain no convictions of felonies within the past seven years and never to have committed sexual offenses.
  • In the event a record comes back “adjudication withheld", further documentation may be required and the applicant may be denied on this basis.

Rental History or Property Ownership:

  • Everest Realty requires a minimum of two (2) years of rental history, and/or homeownership unless a cosigner is accepted or mitigating circumstances are proven.
  • All references must be verifiable and family references are not accepted.
  • Negative references can be grounds for denial of an application.
  • Previous rental history from landlords should reflect timely payments, sufficient notice of intent to vacate, no complaints regarding noise, disturbance or illegal activities, no unpaid NSF checks, and no damage to the unit or failure to leave the property clean and without damage at the time of lease termination.

Pet Policy:

  • No pets of any kind are permitted without specific written permission of the landlord by or through an addendum to the lease, a refundable pet deposit acceptable to the landlord. Pet Deposit starts at $500 and could be higher per property and/ or pet basis. Absolutely no aggressive breeds will be accepted. This security deposit must be in the form of a cashier's check or money order. Personal checks are not accepted for security deposit. A pet picture must be submitted with the application.
