As an investor, you are always on the lookout for good properties to add to your real estate portfolio. It can be a tedious and very time-consuming process to evaluate the prospects of every single property you come across. It also includes an inspection that gives you a firsthand report about the condition and features of the property. But do you know that inspecting a property can be a quick and easy process that does not even require you to step inside the property? You can complete inspection of a property without getting out of your car. This is a method that considers what you see while moving in your car when approaching the property.

Surrounding properties


What do the other properties adjacent to the property in question tell you? They tell you how good or bad the location of the property is. The location and the setting amid+ other properties is very important for you as an investor. Are these properties smaller, in need of repairs, full of trash, and occupied by people who can be potential trouble makers? These issues can have an impact on the price of your property and its future sale. Don’t be fooled by the broker as you cannot fix these issues in future also. The location of the property is therefore paramount for you as an investor.

Condition of the front lawn


Do not forget to take a close look at the front yard and the signs of water running out of it on to the road. If you see water running on to the street, discard the property as it can be a very expensive exercise to repair the sewer system. Also, check for depressions and water puddles in the front lawn. If you can detect these issues, it is better to stay away from such a property.

Look at the roof from a distance


The condition of the roof of a property can be checked from a distance. You can assess the condition sitting in your car. If you spot depressions, it could be a case of rotten wood. Missing shingles mean you must spend money on the repair of the roof. If you carry binoculars, you can detect even minor issues in the roof of the property without even setting your foot inside.

Assessing the property


This crucial aspect of inspection can also be performed without moving inside the property.  Take a hard look to find if the property has been well maintained and taken care of. Do you notice issues that need fixing? Do you also see lot of clutter and junk lying around? Can you spot cosmetic repairs carried out to save money? If you can identify these issues from the outside, you can assume that you will experience similar issues inside the property as well. Problems outside the property reveal a lot about the personality of the inhabitants. You can easily make out the money and effort it will take you to bring the property in excellent shape.

Whether you like it or not, you cannot buy a property without a proper inspection. By looking at the outlook of a property sitting in your car, you can tell a lot about its actual condition. It will help you save your time and effort that goes into a detailed inspection.
